The hidden cost of a patio done wrong.

A patio looks simple — flat stones on flat ground. That's exactly why half the patios in UK gardens are failing. No falls. Wrong sub-base. Pointing that blows out in year two. Uneven joints that trip you on the way to the BBQ.

Done properly, a patio is 10mm falls away from the house, 150mm compacted MOT1 beneath, mortar-bedded every single slab, pointed with polymeric jointing compound. Lasts 30 years, no movement, no puddles, no drama.

Patio materials we install

Porcelain paving

Modern premium finish. Frost-proof, stain-proof, colour-stable for decades. Slim profile (20mm) — looks razor-sharp. £140–£200/m² installed. Our most-requested patio material.

Indian sandstone

The UK's volume favourite. Warm honey and grey tones, riven natural face, hand-cut appearance. £95–£140/m² installed. Great value, easy to maintain.

Limestone

Tighter, more uniform than sandstone. Blue-grey ("Kota") or black ("Kadappa") are most popular. £110–£150/m². Elegant, contemporary.

Block paving patios

Match your driveway for continuity. Full pattern options. £90–£130/m². Seamless indoor-outdoor flow if you're re-doing both.

Granite setts

Premium statement patio. Hard-wearing, distinctive, natural. £180–£250/m².

Proper patio installation — the non-negotiables

  1. Excavate to 200mm — yes, even for a patio.
  2. 150mm MOT Type 1, compacted in layers.
  3. Falls away from house — 1:80 minimum (12.5mm per metre). Stops damp ingress.
  4. Full mortar bed — every slab bedded on fresh wet mortar. No "dot-and-dab" short cuts.
  5. Polymeric jointing — modern flexible compound, won't crack out in winter.
  6. Sealing (optional) — stain-resistant finish on natural stone.

The dot-and-dab patio — avoid.

"Dot-and-dab" is where the installer puts five blobs of mortar under each slab instead of a full bed. Faster. Cheaper. Slabs rock within a year, crack within three. Any quote that saves on mortar is saving at your expense.

Common questions

About Patios.

How much fall does a patio need?
Minimum 1:80 away from the house (12.5mm per metre). Without it, rainwater pools against the house wall and causes damp. Every patio we install is laser-levelled for correct falls.
Do I need foundations for a patio?
Not foundations as such — but you do need a properly excavated and compacted sub-base. 150mm of MOT Type 1 minimum, mortar-bedded slabs. Skipping this is why patios fail.
Can I put a patio over existing concrete?
Sometimes — if the concrete is sound and has good falls. More often we recommend lifting it for a proper job. The quote visit tells us which.
What's the best patio material for the UK climate?
Porcelain — frost-proof, stain-proof, colour-stable. Costs more upfront but needs almost nothing for 30 years. Indian sandstone is the value pick and looks great but needs re-sealing every 3–5 years to stay at its best.
How long does patio installation take?
Small patio (15m²): 3–4 days. Medium (30m²): 5–7 days. Large (60m²+): 10–14 days. Weather-dependent on mortar curing.
Do patios add value to a house?
Estate agents consistently cite 5–10% uplift for a well-finished patio/garden space — sometimes more on houses where outdoor living is a key sale point. One of the best-ROI home improvements.
